Get Your House Sales Ready
This may sound obvious, but before anything else you want to make sure your house is going to stand out from the others in your area. Certain things can be done easily; a fresh coat of paint in tired rooms works wonders as does ensuring the outside has kerb appeal - keep the grass cut, fences painted etc – it all makes a difference, and remember first impressions count.
De-Clutter
It’s time for a spring clean. While you don’t want to make your house look like a show home or that hasn’t been lived in, it’s imperative to make the most of your four walls. For example, do you have a junk room with everything just thrown in there? If so, clear it out so potential buyers can see the prospects for the room as bedroom or a study, perhaps. Make sure each room shows of its space; leaving kitchen surfaces and tables clear and bedrooms with actual beds in (you'd be suprised how junk accumulates!).
Find the Right Agent
The first step in the actual sales process is finding the right agent for you – it’s always good to get a few valuations to make sure you’re on the right track. Make sure however you don’t just pick your agent based on the valuation; go with the one who you really have confidence in and will work with you to sell your home to the right buyer for the right price.
Know the viewing etiquette
So you have viewings booked in – great news! Now while it’s easy to follow in the shadows of potential buyers as they look your house up and down, and tell them book and verse about the property, the best thing to do is let the agent lead the way and give the viewers space to take it all in. Be on hand however to answer any questions they may have.
Be realistic
With all the talk of Brexit’s impact on the housing market, there is an uncertainity around house prices and it's going to make both sellers and buyers a little nervy, BUT there are still plenty of buyers out there looking for a property just like yours. However, now more than ever be mindful not to overprice it - it's not worth marketing an overpriced property! Trust your agent, they will advise you and they of course want to sell your property, too.
