House Prices on the rise in January, according to Rightmove

After an uncertain few months in the housing market towards the end of 2022, average asking prices are on the rise for 2023.

Rightmove’s latest House Price Index has said that data has shown the biggest New Year bounce in three years, and that the average asking price of a home in Great Britain rise by 0.9%, to £362,438 – this is following price falls in November and December.

It is normal for asking prices to increase in January, after the traditionally quiet Christmas period, but this year’s price boost has been the biggest at this time of year since 2020.

Add to this that there is an impetus for buyers and sellers who are ready to make their move in early 2023.

The property portal’s statistics show that the 5th January was the third busiest day ever for people asking estate agents to value their home. And in the first two weeks of 2023, there has been a 55% jump in the number of people contacting estate agents about homes listed on Rightmove, compared to the two weeks before.

Here at Clarendons we are seeing this trend in our Sussex and Surrey areas – and we have already been active in giving free property valuations in both Redhill and Reigate for sales, and our lettings pipeline is also looking healthy with more properties coming on for let with eager tenants ready to move.

Rightmove’s property expert, Tim Bannister, said: “Given that the pause for Christmas came unexpectedly early last year, it was important to see whether buyers and sellers would pick up their plans again at the beginning of this year, or wait to see what the first few months might bring. The numbers certainly suggest that activity has bounced back after Christmas.”
