Should you buy and sell over Christmas and New Year?

When speaking to clients they are often surprised to learn that putting your house on the market at Christmas is a good idea.

With everything and everyone slowing down for the festive season, you might think it would be a crazy time to put your property up for sale. Well, you’d be wrong.

As the New Year arrives the housing market is usually at its most buoyant with buyers searching for their new home. However, getting your property ready to be marketed pre-Christmas will give you a real head start, particularly in the current market.

Here at Clarendons we recommend sellers get ahead of the masses and prepare for the Boxing Day ‘boom’ by getting ready to market your home now.  

Here are a few reasons to consider making the moves now:

Buyers will be looking

Many people have time off over Christmas and New Year, and will be able to sit and discuss their plans to move in 2023.

If you ensure your property is top of the list on the online portals as newly added, you could have viewings booked for early January. And, if things go to plan your property, you could have a buyer secured and ready to take off the market before the first month of the year is over.

Plus, if you’re planning to purchase a new home yourself, you will then be in a strong position to get out and seriously view if you’ve had an offer accepted on your property.

 

The data backs it up

In 2021, property portal Rightmove recorded its busiest festive period ever with buyer demand up 23% compared to the same period in 2020. Is it is expected we will see further growth during this festive period.

And come the 30th December 2021, prospective sellers were requesting agents to value their homes, making it into the top ten busiest ever days for these valuation requests on Rightmove.

 

Winter viewings and photos

While the spring and summer time are the best seasons to show off your house in the sunshine, winter can be just as appealing; with cosy rooms and warm lighting.

One thing to note though, arrange viewings earlier in the day if you can so buyers can see your property in the day time – and, if you are putting up Christmas decorations consider getting your photos taken beforehand.
