While in your own home you may take efforts to being more eco-conscious and sustainable, but is this something you consider as a landlord?
For most, having reliable tenants and a regular rental income are the most important factors when it comes to being a landlord. But, at a time when becoming more environmentally-friendly is high on the agenda, there are simple things you can do for your rental property to help the planet, and lower running costs at the same time.
We know that if you’re renting out your property you don’t want large avoidable expenses, but in the long run, the more efficient, the less money that will need to be spent down the line in tenancies.
As a side, a sustainable property can add to the appeal; eco-friendly prospective tenants might just favour your property if they know you are making efforts to going green compared to other properties on the market.
Be Energy Efficient
An EPC (Energy Performance Certificate) gives a review of your property’s energy efficiency and is required by anyone looking to sell or let a property in the UK. The higher the rating, the more efficient, and in turn the more attractive it will be to renters; as no one wants to live in a home that is draining energy and expensive to run. If you have a property with a lower rating and you want to increase it, there are a few things you can do.
Firstly, if applicable, it’s worth ensuring your loft is insulated properly, as this will not only increase the rating, but also keep the warmth in, lowering the need for high heating bills throughout the colder months.
Other areas to look at - which again will lower the EPC rating - are replacing old boilers with a new economical boiler, installing double glazing (if it’s not already in place) and providing energy-efficient halogen or LED light bulbs.
Extra Green Touches
If funds and the property allow for it, it’s well worth considering adding solar panels or air/ground source heat pumps. Earlier this year, the Government announced plans to offer grants for air and ground source heat pumps as part of its initiative to tackle the use of older gas boilers.
