As a landlord it is your responsibility to ensure your rental property meets various legal requirements before a tenant moves in.
We wanted to make you aware that the UK Government has recently updated its requirements when it comes carbon monoxide alarms in rented properties.
Smoke alarms have long been required to be fitted on each floor of a rental home pre-tenancy, as well as ensuring it is repaired or replaced as soon as a tenant makes you aware it is faulty.
The key changes that will be amended to the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 (although no exact date has been given by UK Government as yet) for carbon monoxide detectors is as follows:
*Carbon monoxide alarms will be mandatory in rooms where there is a fixed combustion appliance (including a gas boiler).
*When a new fixed combustion appliance is installed a carbon monoxide alarm is to be installed in line with the law.
*To note, gas cookers are excluded from the above rules.
*As with smoke alarms, landlords will be need to legally repair or replace alarms if faulty.
