Last year the UK Government updated its requirements regarding carbon monoxide alarms in rental properties.
In our blog in December, we detailed the key responsibilities for you as a landlord and what the changes will be. At that point the Government hadn’t fixed a date on the legalrequirements, but now this has been set for 1 October 2022.
So, here’s a refresh on what you must do as a landlord to remain compliant under the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 by the beginning of October:
*Carbon monoxide alarms will be mandatory in rooms where there is a fixed combustion appliance (including a gas boiler).
*When a new fixed combustion appliance is installed a carbon monoxide alarm is to be installed in line with the law.
*To note, gas cookers are excluded from the above rules.
*Smoke alarms must be fitted on each floor of a rental home pre-tenancy, as well as ensuring it is repaired or replaced as soon as a tenant makes you aware it is faulty.
*Landlords will be need to legally repair or replace alarms if faulty.
